Expat Residential Mortgages and Remortgages
How much can I borrow on UK Property as an Expat. Lenders will not lend you more than they feel you can afford, based on your earning and financial commitments, for example any other loans or mortgages you are paying and also how large a deposit you can afford to put down.
You should be able to mortgage up to four and a half times your income in general though if you’re buying with someone else you can usually borrow up to three and a half times your total combined incomes.
Lenders will differ in the amounts they are prepared to lend and what they include as your income will vary.
The maximum amount you can mortgage is 80% of the UK property’s value, so you’ll need at least a 20% deposit.
Expat Buy to Let mortgages.
For Buy-to-Let you can usually borrow up to 75% of the property’s value, which means you’ll need to pay at least a 25% deposit. The lender will take into account the property’s value, the amount of rental income you can get for it and how much deposit you put down.
